What types of financing do you offer?
We work with trusted lenders who specialize in FHA, VA, USDA, chattel, and land/home loans. We’ll help you find the program that best fits your situation.
What kind of credit score do I need to buy a home?
Every lender and loan program is a little different, but most start around the mid-500s to low-600s. That said, we’ve seen approvals both below and above that range — it really depends on your full credit picture, your down payment, and your income.
Don’t let a number stop you from checking your options! We work with lenders who look at the whole story, not just your score, and we can help guide you on ways to improve your credit if you’re not quite ready yet.
Can I apply for financing online?
We don’t believe in one-size-fits-all online applications. Every situation is different, and we don’t want you to take an unnecessary credit hit. Instead, we’ll talk with you first to find the best loan type and lender for your needs.
How much down payment do I need?
It depends on the loan program and your credit. Some loans offer zero-down options, while others may require 3%–10% or more. We’ll help you understand what fits your situation best.
What’s a typical monthly payment?
Monthly payments vary based on the price of your home, loan type, term, and interest rate — but we can give you estimates once we know a few details.
What if I want to make changes after the site is done?
Your project includes a set number of revisions. After those are used, you can request additional changes at an hourly rate. This ensures small updates don’t slow down progress for other clients and keeps the process fair for everyone.
Land Services
Can Corky’s handle all the land work for me?
Absolutely! We offer complete turnkey packages — from grading and septic to driveways and power poles. Or, if you’d rather handle those things yourself, that’s fine too.
Why don’t you roll site work into the home price?
Because every property is different. If we guessed at costs before seeing your land, we’d have to charge extra to cover surprises — and that’s not fair to you. We believe in clear, honest pricing, so we quote only what’s needed once we know the details.

We proudly carry quality homes from Deer Valley, Winston, and Southern Homes by Clayton — three of the most trusted names in the manufactured housing industry. Each one offers durable construction, beautiful design, and options to fit a variety of budgets and styles.
Can I customize my home?
That depends on the manufacturer:
- Deer Valley Homes are highly customizable — you can pick from a wide range of floor plans, finishes, cabinets, countertops, tile, and more to create a home that truly feels like yours.
- Winston and Southern Homes by Clayton offer beautiful, ready-to-go designs with pre-selected décor and layout packages. You can choose from the options they provide, but changes beyond those aren’t available. The good news? Their styles and finishes are thoughtfully chosen and very popular with our buyers.
At Corky’s Homes, we’ll walk you through each option so you know exactly what’s customizable and what isn’t — no surprises, just clear, honest guidance.
Do your homes come with a warranty?
Yes — all new homes come with manufacturer warranties, and we’re here locally to help you through any service or warranty issues after the sale.

Trim-Out and Finishing
What is the trim-out process after my home is delivered?
Once your home is delivered and set up, it goes through a “trim-out” — that’s the stage where everything gets its finishing touches. This includes interior trim work, touch-ups, molding, doors, caulking, and small cosmetic details that make the home look complete and move-in ready.
Who does the trim-out work?
Deer Valley Homes come factory trim-out ready, which means the home is finished by the manufacturer’s team before it leaves the plant. Once it’s set up on your site, only minimal touch-ups are needed.
For our Winston and Southern Homes by Clayton, we use a trusted local contractor to complete the trim-out after delivery. They handle the finishing details with care to make sure your home looks like it never moved.
How long does trim-out take?
Usually, just a few days once utilities are connected and the home is properly set.
Why do some homes have cracks when they’re delivered?
Small cracks or gaps can happen during transport — and that’s completely normal! Manufactured homes travel down the highway for miles, often over rough roads, so a little shifting or settling can occur.
These small cosmetic issues (like minor drywall cracks, trim gaps, or nail pops) don’t affect the structure or quality of your home. Once the home is set up on your property, our trim-out crew inspects everything and makes any necessary repairs and touch-ups right on site.
It’s all part of the normal installation process — and by the time we’re done, your home will look exactly the way it’s supposed to: solid, clean, and move-in ready.
1: Getting Started
Purpose: Understand your needs and budget.
Checklist:

- Set a budget for home + land + setup

- Visit Corky’s Homes to tour models and compare floor plans
- Ask about estimated delivery and setup timelines
2: Financing & Pre-Approval
Purpose: Secure financing before choosing your final home.
Checklist:
- Choose your preferred lender (Corky’s can connect you with options)
- Submit application for pre-approval
- Provide proof of income (pay stubs or tax returns)
- Provide proof of identification and down payment source
- Review loan terms, interest rates, and estimated monthly payments
- Sign disclosures and lock in your loan approval
3: Finding & Preparing Land
Purpose: Identify and prepare your home site.
Checklist:
- Work with Corky’s to find available land or confirm your existing property
- Verify zoning, floodplain, and utility access
- Obtain land survey and any required permits
- Plan driveway, utilities, and septic/water system
- Schedule any necessary clearing, grading, or pad construction
4: Choosing Your Home
Purpose: Select your floor plan, features, and options. Checklist:
- Tour model homes or browse online inventory
- Compare square footage, bedrooms, and décor packages
- Choose your exterior colors, siding, and roofing
- Pick flooring, cabinetry, and appliance options
- Finalize upgrade choices (porch, deck, garage, etc.)
- Confirm pricing and delivery estimate
5: Site Work & Utilities
Purpose: Get your property ready for delivery.
Checklist:
- Clear and grade land
- Install or verify septic, water, and power connections
- Build the home pad to manufacturer specs
- Arrange for driveway or culvert installation
- Schedule inspections if required by your county or city
6: Delivery & Setup
Purpose: Move your home onto the property and complete setup.
Checklist:
- Schedule delivery date with Corky’s
- Ensure site is accessible for delivery trucks
- Home is delivered and placed on foundation
- Utilities are hooked up and tested
- Skirting, steps, decks, and A/C are installed
- Final trim-out and finish work completed
7: Final Walkthrough & Move-In
Purpose: Make sure everything is perfect before closing.
